Sewer pipes that leak under slab-on-grade foundations are one of the leading causes of foundation failures. It is usually a slow process that goes un-noticed, until the foundation has experienced enough movement to cause cracks in walls around windows and doors. Many homes in Houston built before 1975 were constructed with cast iron sewer pipes. The service life of these systems is typically 30 years. After that, they slowly begin to deteriorate and leak. This infusion of water into the ground under the foundation causes erosion, eventually washing away enough of the supporting soils to cause foundation settlement. Over time the leaks get worse, and this compounds the problem.
As slab foundations settle, especially in older homes, the sewer pipes under the structure are put under enormous amounts of stress. Even in newer homes that were constructed with PVC piping, foundation settlement can lead to cracking, breaking, or connections that come apart. Sewer lines get clogged, and eventually tree roots find their way in, making things worse.
When raising foundations, the sewer pipes under the structure will almost always be affected to one degree or another. The soil around them has subsided with the structure, and as the structure is raised, the sewer pipes usually won’t move up with it, but will come apart. If not tested and repaired right away, areas of the structure that haven’t been underpinned are highly susceptible to movement, requiring additional foundation repair in the very near future.
